Maintenance Supervisor - ResortQuest by Wyndham Vacation Rentals Bethany Beach, DE

Description

The Assistant Project Manager (Maintenance Supervisor) is to uphold the standards and expectations of customer service at Sea Colony West.

Primary responsibility is to maintain all common areas, including parking areas within specific parameters, and within the approved budget.

Assist Community Manager in controlling expenses, labor and supplies.

Responsibility

Strong knowledge of community infrastructure including water, sewer, electrical and drainage. Coordinate repairs and maintenance to infrastructure through third party contractors including quality control.

Assist property manager in monitoring all contracts such as landscaping and building services, leasing of commercial or common areas.Conduct routine building inspections to establish daily work schedules for zone teams.

Handle owners' inquires relative to all matters pertaining to the association

Meet with zone leaders at end of week to create schedule for following week.

Make sure area/property is cleaned and prep for the weekend when projects are underway.

Keep Property Manager updated on all projects.

At the end of each month, review all action forms and leak reports to confirm that work was completed accordingly.

Create report on how many action forms/leak reports were issued for that month and how many were actually completed.

Property inspections/inspect a percentage of the west each month and create a spread sheet for staff to work from.

Have staff clean up maintenance yard.

Receive update from Zone leader on that day’s schedule.

Inspect any work completed by staff from returned action forms.

Inspect any major projects before they are started and after they are completed: roofs, painting, etc.

Update information board in conference room as needed.

Qualifications

The Project Manager will need Excel and Word experience to maintain records of spending costs and project updates.

Must be available “on call” for emergencies.

High School diploma or equivalent required

Valid Driver’s License required

Basic construction techniques, budgeting and contract interpretation knowledge required.

Minimum five years’ experience in Homeowners Association Maintenance including experience working with owners of vacation rental properties required.
