Wyndham Vacation Ownership is currently seeking a Reserve Budget Analyst to join our Resort Renovation and Design team in Las Vegas, NV.

Summary

The role of the Reserve Analyst is to provide support for all reporting and analytical needs required to maintain and facilitate managed Association reserve funds. This includes designing, maintaining and implementing processes to gather and analyze data to provide value-added insights to the operation with emphases on the Reserve programs. Develops and validates the Annual Refurbishment Budgets/spend for each Resort and respective Association(s) as applicable.Analyzes, reportsand recommends on Reserve funding levels for interior and exterior Reserves spend projects. Performs annual, quarterly and monthly Reserve expenditure forecasts, and reviews project costs against budget.This position will interact closely with Resort Operations, Project Managers, Design, and Procurement.


Responsibilities include, but are not limited to:

  • Facilitate the annual resort budget process by working with Resort Managers, Project Managers, RR&D Directors, Operational Vice Presidents/Directors and the Vice President of Resort Renovation & Design.

  • Manage the Reserve Program for financial contribution projections and future forecastingby maintaining the cost analysis database of historical information, including useful life of all components. Review Reserve Studies for accuracy and update studies on a regular basis as spend occurs and/or changes are made. Analyze interior and exterior Reserve funding, making recommendations for future contribution levels .

  • Review project scope and cost(s) against the budget and generate appropriate paperwork for approval. This will include reviewing and assigning project codes to Reserve Expense Requests as well as processing Reserve Change Requests.

  • Facilitate scheduling and preparation of Reserve Studies with designated vendors

  • Assist Dir Reserve Planning/Asset Management with unique resort-specific HOA projects.

  • Proactively and independently source data with minimal assistance and provide ad-hoc reporting to support decisions and provide conclusions.Review, model, and prepare data-based recommendations to ensure operational efficiency and stated objectives are tracked and key trends are highlighted to influence the decision-making process.

  • Travel up to 10%

Qualifications

Education:

  • Bachelor's degree in Economics, Accounting, Finance or other closely related field required. Relevant experience may be substituted for this requirement

Training requirements:

  • Valid driver’s license

Knowledge and skills

  • Minimum 2-3 years in an analytic /reporting role, preferably working with Timeshare, Condominium or Homeowner Associations

  • Self-starter who will source data with minimal assistance and recommend conclusions

  • Excellent strategic, analytical and creative thinking aptitude in both an independent and team environment

  • Strong communication and interpersonal skills

  • Must be self-motivated, being able to manage multiple projects while incorporating work style with team objectives

  • Must be well-organized and able to perform under stressful situations

  • Must be able to communicate and partner effectively with all levels of the organization

  • Must be decision-minded, capable of providing senior management clear paths to optimal results desired

  • Able to provide Exceptional Customer Service to both internal and external Customers

  • Heavy Excel knowledge required

  • Strong computer skills in Primavera P3 or P6, Sharepoint, Outlook and Power Point Unless there is a legal requirement, experience will be accepted for the education requirement.
